Successfully finding ideal tenants is a combination of having a local North Shore office, an effective website, regular postings on local real estate directories, existing relationships with relocation companies, Realtors and others in the community.
We coordinate showings of the suite to prospective tenants and keep the landlord informed of prospective tenants and offers.
To ensure the proper credentials of the prospective tenant(s), we collect a rental application, verify identification, check references, complete credit checks, and confirm employment.
We will draw up the tenancy agreement including a custom addendum, and coordinate the signing of the documents. We will complete the Condition Inspection Report with the new tenant(s) and take the necessary photos of the unit. We will collect a copy of the tenants’ proof of insurance, the post‐dated rent cheques, and make any additional move in arrangements.
For Strata Corporation buildings, we will ensure that the bylaws are provided to the tenant and that the Form K is completed and sent to the Strata.
Fees for Tenant Placement Services:
- For one‐year lease: one‐half the first month rent, plus tax.
- Print advertising and credit checks will be additional per use expense.
