- Advertise and show the home to prospective tenant(s)
- Check prospective tenant's references and credit.
- Check with prospective tenant's former landlord.
- Carry out market surveys on a regular basis to ensure the highest return for Owner(s).
- Prepare leases and obtain signatures from tenant(s).
- Coordinate the move in/out of tenant(s).
- Prepare and have tenant(s) sign a move in/out property condition checklist.
- Take digital photographs before & after.
- Ensure that, to the maximum extent possible, tenant(s) pay(s) for any damages caused, excepting normal wear and tear.
- Collect rents, pay any expenses for repairs, maintenance fees, etc. and pursue delinquent rents from tenant(s).
- Attend court actions or arbitration hearings on owner’s behalf if necessary.
- Handle everyday tenant(s) problems and requests efficiently and in a timely manner.
- Collect, administer and refund security deposits.
- Pay for owner(s) mortgages, maintenance fees, assessments, property taxes and any other costs the owner(s) may wish to have paid from the net proceeds of the rent in a timely fashion.
- Produce detailed income and expense statements on a quarterly basis and a yearly summary.
- Consult with the owner on any significant matters regarding tenancies, turnovers, repairs, etc.
- File Form K Tenant Declaration with the Strata Corporation every time a tenant changes. (For strata properties.)
- Ensure the tenant(s) conform(s) with the Condominium Bylaws, Rules and Regulations. (For strata properties.)
- Remit income tax to Revenue Canada for Non-Resident Owners ( see Non-Resident Section ).
